 INITIAL MEETING & BRIEF  

This could be a phone call or meeting to discuss your needs, wants and budget. If you’re happy to proceed, 

we then develop a comprehensive property brief outlining your budget, house type, location, schools, work etc. With your finance approval, a signed Agency Agreement and engagement fee paid, we are ready to go.  

RESEARCH / PROPERTY SEARCH

Now your brief is complete, the search is on, and properties are now short-listed from our extensive search, from off-market to advertised properties and everything in between. We only take on one client at a time with the same brief, so there is never a conflict of interest with another client wanting the same property.

 PHYSICAL INSPECTIONS   

After discussing the shortlisted properties, we will inspect the property on your behalf and report back. Even after inspections, some properties can be eliminated, as they do not appear to be as good in person. This will save wasting your time as you will only inspect approved properties.

 NEGOTIATIONS 

You have now inspected the property and know that this is the one; this is where our negotiation skills come into play to secure you the property at the absolute best price possible.

 INDUSTRY CONTACTS 

We have a list of trusted industry professionals who can provide you with the services you will need.  These include conveyancers, solicitors, pest inspectors, finance brokers, architects, and even trades like plumbers or gardeners*.

 SETTLEMENT 

During the settlement period, we will liaise with all parties to ensure the process goes smoothly. We will attend the pre-settlement inspection on your behalf and ensure that the keys to your new property arrive safe and sound in your hands.
